The Holidays… Good Time To Buy Or Sell?

A question we often get asked toward the end of the year is, "Should I consider listing my home or buying one during the holidays? Or shouldn’t I just wait until January and then start fresh?"

The primary objection we hear is that people are typically busier at this time of year. There’s shopping, shipping, writing cards, decorating, preparing for visitors — a lot of pressure. But the holidays can be an excellent selling season. Why? Because most people take time off of work sometime during the holidays, and they want to see houses. They also have more time to spend in the process. Some REALTORS® say their favorite day to show homes is on New Years Day.

If you are considering listing now, your REALTOR® is here to do the work for you. You can leave in the morning, go to work, go shopping, and let your agent take care of things. Realistically, there are many "busy" periods during the year. June, for instance. There are weddings, graduations, Father’s Day, vacation plans — you name it. If "busy" were a significant factor, the market would shut down throughout the year!

Buyers who are actually looking during the holidays are that much more serious. They also reason that negotiations will be less stressful. Those who are child-free do not need to make their moves during the school year, so that isn’t a consideration. Finding a home at the right price is. Other buyers or sellers who may be VERY motivated to swiftly complete their transactions are those who are relocating. Often, they do not have a choice as to when they can leave for their new destinations. If they have families and you sign contracts during Winter Break, the timing could be perfect for them to get their kids settled in before the new semester. In the Conejo Valley, for instance, that semester begins January 29.

Let’s think about showing houses. What makes a potential buyer feel good about what may become his or her new home? During the holidays, sellers’ houses are often at their most beautiful with homey decorations, frequent heavenly aromas, and the overall inviting environment of beauty and family life.

With reduced inventory and motivated buyers, you may find that the holidays provide you with more showings than you would have had, if you had waited and listed your home at the beginning of next year!
